April 2013 St George Utah Real Estate Market Report

Below is a graph tracking the St George Utah real estate market statistics through April 2013. 

The inventory of homes for sale rose slightly and sales decreased for the month of April.  Typically, we see strong sales in the month of March due to the Parade of Homes that is held in February each year. After that flurry of sales, we usually see a slight decrease in sales the following months, which has been true this year also.

The number of foreclosures is decreasing as well as Notices of Default.  Many sellers are receiving multiple offers if their homes are in good condition and priced competitively.  Just for an example, I listed a darling little home in downtown St George priced at $120,000 on Monday and received an offer on it that same night!  We had 4 showings the first day and many more calls to show it the following days.  Demand is high for homes priced under $250,000. Homes in Coral Canyon continue to be very popular and there is a good selection priced under $250,000. 

SunRiver St George also continues to show stronger numbers than other areas, due to higher demand from the 55+ active adult community buyers. Currently SunRiver is celebrating it's 15 year anniversary with lots of fun activities planned thorughout the week!

Freddy's Frozen Custard and Steakburgers Opens in St George Utah

Freddy’s Frozen Custard and Steakburgers opened its first Utah location Tuesday at the intersection of Red Cliffs Drive and 3050 East in St. George! The address is 969 N 3050 E. St George Utah 84790.

They offer a a delicous menu of great food, including yummy custard concrete and sundaes.  Included on their menu is "savory sandwiches" which is  actually fresh hambugers with a number of topping choices.  They also have "delicious dogs", Freddy's fries, onion rings and chicken tenders. 

I ate at Freddy's  this afternoon and thought the food was very good and a refreshing change!  I enjoyed the "Steakburger-California Style" which is topped with Freddy's sauce, cheese, sliced onion, lettuce and tomato.  I also had the french fries, which were perfect.  They're similar to fry straws, thin and crisp and I dipped them in fry sauce that Freddy's offers.  Then I topped my meal off with a Signature Turtle concrete, which is vanilla custard, hot fudge, hot caramel, toasted pecans, whipped cream all topped off with a cherry!

I had never heard of Freddy's Frozen Custard and Steakburgers, but they've been around since 2002.  The first store opened in Wichita Kansas by founders Redler and Bill Simon, Randy Simon and Freddy Simon.  Freddy's offers an inviting family atmosphere and touts superior standards making it a nice addition to the St George Utah community.

St George Utah Chick-Fil-A Opens!

Chick-Fil-A opened in St George Utah on Thursday, March 28th with a bang!  More than 150 people camped out for several days to be the first in line when the store opened. The first 100 customers received a free year's supply of Chick-Fil-A meals, so it was time well spent for them.  With the opening, the store also brings 75 new jobs to the St George area and economy.  

The new Chick-Fil-A is located at Red Rock Commons, just off I-15 Exit 8, one block south of the Outlets at Zion.  The street address is 15 S. River Road, Suite 500 St George Utah. St. George’s first Chick-fil-A restaurant features the chain’s newest interior and kitchen design along with its convenient drive-thru service.

The new 4,700-square-foot restaurant will feature free Wi-Fi and will seat 116 with additional outdoor seating for 32. It has warm colors and wood accents and an interactive play area for children. The restaurant is open Monday through Saturday from 6:30 am to 10:00 pm and servers a full breakfast menu until 10:30 am.  The restaurant is closed on Sunday.

St George Art Festival | March 29 & 30, 2013

The St George Utah Art Festival will be celebrating it's 34th year of bringing outstanding artists together for the community to enjoy. The St George Art Festival will be held on March 29th & 30th, 2013 from 10 am to 6 pm on Friday, 10 am to 6 pm on Saturday. Located in downtown St George at the new Town Square, on Main Street between Tabernacle and 100 South.   Admission is free.

This event has been a tradition for many residents to attend over the Easter weekend each year. This year promises to be better and more colorful than ever with the gorgeous spring flowers at Town Square as the backdrop for the event.

More than 110 artists from 15 states will exhibit their original art. This year's featured artist is Scott Yelonek, a Utah native.  A variety of music will also be featured on two different stages around the festival.

There will also be a children's area which features a whole new look this year. The crafts will be nature themed and there will be the addition of puppetry added to the list of activities. Other activities include face painting, a crowd favorite, unique hairdos, crafts and children's performances.  The new St George Carousel will be operating this year also, which will add an element of fun to the event.

One of my favorite things about the St George Art Festival is, of course, the food vendors! There will be plenty of booths offering a variety of foods from Greek, Thai, barbecue, Indian tacos, ice cream, hot dogs, scones, crepes and funnel cakes to name a few.
