Homes for Sale in St George UT | Real Estate Market Update February 2014

 Below is a graph tracking the St George Utah real estate market statistics through February 2014.

The real estate market definitely improved here in St George during 2013 and the trend continues for 2014.  The buying market is becoming very competitive, especially in the under $250k price range.  Average sales price of a home in St George for February 2014 was $237,768.  Average days on the market is currently 115.

The inventory of homes for sale increased in February 2014 which is pretty typical for the first of the year.  Many sellers wait until after the holidays to list their homes. Sales remained steady during February. The inventory of homes priced under $250,000 is declining and the sales statistics reflect this drop.St George Utah Real Estate Market Statistics February 2014

According to the Washington County MLS there is 9.58 months worth of available inventory in February. There were 254 homes sold during the month of February 2014. Homes sold for 97.2% of their listed  price in February 2014.

The number of St George Utah foreclosures is decreasing as well as Notices of Default.  Many sellers are receiving multiple offers if their homes are in good condition and priced competitively.   Homes in Coral Canyon continue to be very popular but the homes priced under $250,000 are diminishing.

Sun River St George 55+ Community also continues to show stronger numbers than other areas, due to higher demand from the 55+ active adult community buyers.
