Prelisting Home Inspections – After the Report
It is wise to get a home inspection before placing your home on the market so you don’t have any unexpected surprises when the buyer has an inspection done. You can get your home pre-inspected so you can be ahead of the game when placing your home on the market. However, what do you do when you get a 40+ page inspection report? Where in the world do you even start? Can anything positive come from such a large report?
Nothing can burst your bubble faster than a huge inspection report. But relax it’s going to be okay. Inspection reports are typically long. Therefore, I have some steps that will make things easier when your home inspection report comes back.
√ Important information – If you feel overwhelmed by the size of your inspection report then don’t hesitate to call the inspector and ask exactly what repairs need to be done.
√ Need to do – You will want to attend to any items that could affect the sale of your home first. The last thing you want is for your home’s value to be brought down by repairs you could have had done.
√ Get a professional – If the inspector has found potential problems, you may need to hire a professional to do the repairs. If you have plumbing problems call a plumber. If you have electrical problems call an electrician, etc.
Home inspections are typically done by the buyer. However, in recent years it is becoming popular with sellers. Having your listing pre-inspected will help ensure a faster and more profitable sale in the end.
