Coral Canyon is a spectacular golf course community with low HOA fees and wonderful amenities.  Homeowners have access to indoor & outdoor pools for year round enjoyment, tennis courts, a state of the art fitness center and miles of hiking/biking trails within Coral Canyon just to name a few of it’s highlights!

The Coral Canyon real estate market remained steady through 2015 and 2016 has started strong. Home sales were up in April 2016 over April  2015. Available inventory was a little less and the average list price increased 7.31% from the year before.

New construction in Coral Canyon is steady and the view lots are going quickly!  You’ll notice that  homes priced under $200,000 are diminishing quickly. In April  2016 there were 32 homes for sale in Coral Canyon and only 4 of them were priced under $200,000.

1 home sold for between $150,000-$200,000
2 homes sold for between $200,000-$250,000
3 homes sold for between $250,000-$350,000

For a year over year comparison-
Average sales price for a home in Coral Canyon in April 2016 was $319,936 -in 2015 it was $314,767.  Sales prices increased by 1.64% in April 2016 over April 2015.

Given the number of sales, there was 3.69 month’s supply of homes for sale in Coral Canyon at the end of April  2016.

During the month of April  2016, on average homes in Coral Canyon sold for 97% of their original listed price.

There were 32 homes for sale in Coral Canyon during April 2016 which is three less than last April.

There are also custom homes being built in Coral Canyon and often times those sales are not reported to the multiple listing service.

Prices are great, although they look to be rising.  Inventory of homes for sale in Coral Canyon is slightly down than last year and homes priced under $200,000 are limited.  Interest rates are still very low which makes this a wonderful time to purchase a home in St George!  It looks like the St George Utah real estate market is going to be strong this year.
