The Coral Canyon Community is a hidden gem near St George Utah.  It has lots of amenities that are wonderful for vacation/second homes as well as full time residents.  If you are looking for a community that offers pools, tennis, a clubhouse, pickleball and golf in the St George area, Coral Canyon may be right for you!!  Coral Canyon is conveniently located on the north end of St George making it a short easy drive from northern Utah!  No need to drive all the way into St George to get to your vacation home.  You  can stock up on groceries and goodies at the nearby Albertson’s or Walmart too.

Residents enjoy indoor & outdoor pools & spas, an outdoor wading pool for the little ones, a fabulous fitness center, comfortable clubhouse, basketball & tennis courts too!  There are also 10 miles of walking trails within the community for residents to use.  If you’re looking for somewhere close to boat, paddleboard, fish, swim or just lay in the sun, Quail Creek State Park is a mere 4.5 miles from this lovely community.  It’s a gorgeous 600 acre reservoir that locals and visitor alike enjoy.

  • 1 home sold for between $250,000 and $300,000                                 
  • 2 homes sold for between $300,000 and $350,000
  • 1 home sold for between $350,000 and $400,000
  • 1 home sold for between $450,000 and $500,000

 

For a year over year comparison-

The average sales price for a home in Coral Canyon in December 2019 was $357,283-in 2020 it was $354,600.  Sales prices decreased by 0.91% from December 2019 to December 2020.

Given the number of sales, there was a .37 month supply of homes for sale in Coral Canyon in December 2020.  A healthy market usually has between 5-6 months supply of homes.  That would mean that Coral Canyon is experiencing an extreme  “seller’s market” situation.

Homes in Coral Canyon sold for 100% of their original listed price in December 2020.  Most sellers are receiving multiple, competing offers on their homes.

There were 4 homes for sale in Coral Canyon during December 2020 which is 18 less than December 2019.

Homes in this lovely golf course community are in high demand and inventory remains low. This spectacular community with low HOA fees and wonderful amenities is highly sought after, homes do not stay on the market long! Coral Canyon’s proximity to I-15 and location on the north end of town make it super convenient for northern Utah residents.

There is also a portion of Coral Canyon that is zoned for nightly/weekly rentals.  This is a wonderful option for the buyer who would like to offset some of the expenses of owning a second home.

As you can see from the information above, prices are rising and inventory of homes for sale in the area is extremely low.  Interest rates are still at near historic lows,  which makes this a wonderful time to purchase a home in St George!
