The Coral Canyon area of St George Utah was in high demand through 2016!  Home sales were down in December 2016 over December 2015 which is probably due to the lack of inventory.  There were only 13 homes for sale in Coral Canyon during December 2016.

Homes for sale inventory was considerably less and the average list price was up 32.39% from the year before.

New construction in Coral Canyon is steady and the view lots are going quickly!  You’ll notice that  homes priced under $200,000 are diminishing quickly. In December 2016 there were 13 homes for sale in Coral Canyon and only 1of them was priced under $250,000.

Average sales price for a home in Coral Canyon in December 2016 was $278,867 -in 2015 it was $289,191.  Sales prices decreased by 3.57% in December 2016 over December2015. Average new listing price increased a whopping 32.39% from December 2015.

Given the number of sales, there was 1.24month’s supply of homes for sale in Coral Canyon at the end of December 2016.

In December 2016, on average homes in Coral Canyon sold for 97.3% of their original listed price.

There were 13 homes for sale in Coral Canyon during December 2016 which is 15 less than December 2015.

Prices are great, although they seem to be rising.  Inventory of homes for sale in Coral Canyon is slightly down than last year and homes priced under $200,000 are extremely limited, if nonexistent. Interest rates are still very low which makes this a wonderful time to purchase a home in St George!
