How’s the Coral Canyon UT Housing Market? |  October 2014 Report

The Coral Canyon real estate market picked up significantly in October 2014.  Home sales rose from 3 last month to 11 in October. Available inventory increased in October and the average list price rose 13.78% from the year before.
New construction in Coral Canyon is steady and the view lots are going quickly!  You’ll notice that sales prices are increasing and homes priced under $200,000 are diminishing quickly. In October 2014 there were 33 homes for sale in Coral Canyon and only 5 of them were priced under $200,000.
Not familiar with Coral Canyon?  Coral Canyon is a spectacular golf course community with low HOA fees and wonderful amenities, including indoor & outdoor pools for year round enjoyment, just to name a few of it’s highlights!

4 homes sold for between $150,000-$200,000
2 homes sold for between $200,000-$250,000
3 homes sold for between $250,000-$300,000
1 home sold for between $300,000-$350,000
1 home sold for between $600,000-$650,000
For a year over year comparison-

Average sales price for a home in Coral Canyon in October 2014 was $269,192-in 2013 it was $236,589.  Sales prices increased by 13.78% in October 2014 over October  2013.

Given the number of sales, there was  4.77 month’s supply of homes for sale in Coral Canyon at the end of October 2014. 

During the month of October 2014 on average, homes in Coral Canyon sold for 96.3% of their original listed price.

There were 33 homes for sale in Coral Canyon during October 2014 which is 4 more than the year before.

Prices are great, although they look to be rising.  Inventory of homes for sale in Coral Canyon is better than last year although homes priced under $200,000 are limited.  Interest rates are at historic lows which makes this a wonderful time to purchase a home in St George!  It looks like the St George Utah real estate market is bouncing back and prices are starting to rise.
