Here’s the Sun River 55+ Real Estate Market Snapshot for January 2021. Sun River 55+ Community has been one of the most popular neighborhoods and demand remains high for homes in 55+ communities in 2021. The real estate market continues to be red HOT and homes do not last long on the market.
2021 is a great time to buy with interest rates still at record lows, although inventory of homes is sparse. We’re definitely experiencing a sellers market at the moment. Let’s take a look at the statistics year over year to see what’s happening and what it costs to purchase a home in SunRiver.

Chef Hog’s Oyster Bar & Grill is conveniently located in SunRiver on Blue Grass Way! It’s a great place to grab a snack or enjoy a meal, especially on those days you just don’t feel like cooking! Sun River is ideal if you’re looking for an active lifestyle and lots of opportunities to get out and enjoy living there. Southern Utah residents also enjoy year round outdoor activities like hiking, golf and biking.

There is a calendar full of events and activities provided for it’s residents to enjoy. Sun River is age restricted for those 55 or better. At least one resident of the home must meet this age requirement and no permanent residents are allowed under the age of 18.

8 homes sold for between $300,000-$350,000
6 homes sold for between $350,000-$400,000
2 homes sold for between $400,000-$450,000
1 home sold for between $450,000-$500,000
3 homes sold for between $500,000-$750,000
For a year over year comparison-
Average Sales Price in January 2021 was $381,953 – in January 2020 it was $439,388.
There were 10 active home listings during January 2021 and 41 in January 2020 so inventory has decreased significantly year over year.
Twenty two homes sold in Sun River during January 2021 and there were 7 sales in January 2020.
Average days on the market for a home listed in Sun River 55+ Community during January 2021 was 72. There was less than a 30 day supply of inventory in SunRiver during January. Generally speaking, a balanced real estate market has between 4-6 months supply of inventory. This means SunRiver has extremely low inventory right now.
