The average price of a home in St. George Utah is currently about $270,000. This covers foreclosures, and high-end properties as well. If you’re looking around the $300,000 mark, which a lot of homebuyers today are, here’s what you’re likely to see.

Within the range of about $250,000-$350,000, there are about 130 homes and condominiums for sale. You can find lots of about a half an acre for $250,000 that may offer water, power, and access and then build your own dream home. There are single-family homes with three and four bedrooms that might need a little bit of work. There are also condominiums around the $250,000 mark that feature two or three bedrooms and a lot of on-site amenities, but remember, with a condominium comes additional homeowners dues.

New Construction Homes in St. George

Some single-family homes in gated communities may also require monthly homeowners dues. Depending on the number of amenities and the management type, this could run you an additional $50 $250 per month. Condominium fees start at about $100 a month.

Let’s focus on the price range between $290,000 and $310,000. If you are approved for a home loan up to $300,000, I might suggest having you look a little over the $300,000 mark in case there is a home priced just over the can be negotiated down a little. There are about 30 properties for sale in this price range and new construction is also on the table.

White Sands

White Sands is one of St. George’s newest communities featuring four and five bedroom layouts starting at around 2000 ft.². This community provides paved biking and walking trails and you’re just a short distance from the St. George airport, shops, dining, and entertainment options.

Pelican Hills

Pelican Hills is one of St. George’s newest luxury resort condominiums. The start around $220,000 but for around $295,000, you get a spacious design of over 1600 ft.², three bedrooms, two baths, and located near the major hub of the Grand Circle, America’s largest concentration of natural parks and monuments. With golf courses, swimming pools, clubhouses and more amenities, Pelican Hills is our new hotspot for condominiums.

Hovering right exactly around the $300,000 mark are a variety of lots, parcels of land, single-family homes, and condominiums. It really depends on what you’re looking for. A $300,000 home with about 2000 ft.² and four bedrooms might be new construction and move-in ready whereas a 3500 square-foot home with three bedrooms might need a little bit of work.
