Located about 10 minutes from the freeway, Little Valley is primarily a residential community located west of the St. George regional Airport and East of Bloomington Hills. Most of the homes were built between 1995 and 2005 and are predominantly 1800 ft.² to 5300 ft.². Most homes are larger layouts of up to five bedrooms. 98% of the properties are single-family homes with just 2% being a condominium/townhouse style.

Most homes feature traditional style yet many have the southwestern stucco look that Utah homebuyers love. There are several communities within Little Valley and neighboring neighborhoods include Washington Fields, Desert Hills, Crimson Cliffs, and of course Bloomington Hills. Sequoia estates is one of the primary communities in Little Valley and borders the Crimson Ridge Park.this park is one of the largest in Little Valley and features playgrounds, bathrooms, green space, and sports fields.

Parks and Schools

Redwood Estates is another community in Little Valley and also borders the Crimson Ridge Park. These brand-new homes feature lots, customizable homes, and upgradable features. The Fields at Little Valley is also a great Park located within Little Valley and includes many baseball diamonds, a Pavilion, bathrooms, and plenty of parking. It’s bordered by the Sunrise Ridge intermediate school and just south is the Little Valley Elementary school.

These schools are some of the best in the St. George area and receive high marks from great schools.org for graduation rates, test scores, and reviews from both parents and students. Schools assigned to Little Valley include the Little Valley Elementary school, the Sunrise Ridge intermediate, the Desert Hills middle school, and the Desert Hills high school. All are within the Washington school district.

Residents are just outside of S. River Rd., which is the primary access Road to the freeway and downtown St. George. Horseman Park Drive circles down and around giving access to many of the micro-neighborhoods in Little Valley. The freeway is about 3 1/2 miles west and provides easy access along East big of Road to the freeway, shops, restaurants, markets, and more. While you’re not next door to modern conveniences, you’re not that too far away either. This makes Little Valley an ideal location for those looking to live just a little bit further out of town.

Each micro-neighborhood has its own homeowners association but it typically runs from about $10-$35 per month covering any common area maintenance, road maintenance, and management. Please check with current listings on the specifics for homeowner association dues and any transfer fees.
