Is the SunRiver St George housing market starting to cool off?  I’ve run statistics from the Washington County Board of Realtors to see. Year over year, the numbers are astounding.

I think month to month information is very valuable right now so consumers can see which direction the market is going.  Let’s compare the SunRiver community August 2021 to September 2021 to see what’s happening.

2021 is still a great time to buy with interest rates low, although inventory of homes is also lower than usual.    Let’s take a look at the statistics for July year over year to see what’s happening and compare what it costs to purchase a home in SunRiver.

Here’s the SunRiver Housing Market Report comparing August to September 2021   You’ll see Sun River 55+ Community has been one of the popular neighborhoods and demand remains high for homes in SunRiver.

There were 18 homes sold in SunRiver during the month of August 2021-

There were 19 homes sold in SunRiver during the month of September 2021-

1 home sold for between $300,000-$350,000
6 homes sold for between $350,000-$400,000
6 homes sold for between $4500,000-$450,000
5 homes sold for between $500,000-$750,000
1 home sold for between $750,000-$999,999

For a month over month comparison-

Average Sales Price in August  2021 was $439,853 – in September 2021 it  was $458,431.

There were 16 active home listings during August 2021 and 21 in September 2021 so homes for sale in  SunRiver increased slightly month to month.

Eighteen  homes sold in Sun River during August 2021 and there were 19 sales in September 2021 with similar inventory both months.

Average days on the market for a home listed in Sun River 55+ Community during August 2021 was 7 (compared to August 2020 average days on the market was 60).
Average days on the market in SunRiver  during September 2021 was 13 (compared to September 2021 average days on the market was 32)

There was .66 months supply of homes to buy in SunRiver during August 2021.  In September 2021 there was .89 months supply.  As you can see again, homes available for sale increased slightly month over month.  Generally speaking, a balanced real estate market has between 4-6 months supply of inventory.
