More About Winchester Hills
This community features larger lots and some of the best views anywhere in Washington County. It offers a good mix of rural and native charm with white sandstone rocks, red Cliffs, and beautiful plateau parcels. Residents enjoy the cougar Cliffs and the red rocks cascading up the base of Pine Valley Mountain.
Most homes range from $250,000-$500,000 and those bills were built between 1985 and 2005, however, there may be an occasional lot still available, typically priced from about $120,000. Most of the homes are between three and four bedrooms, three and five bathrooms, and in sizes up to 3000 ft.². Two-thirds of the home are single level and one third are between two and three-story properties.
Residents are about 10 to 15 minutes from downtown St. George, grocery stores, markets, banks, fitness clubs, bakeries, and schools.
Horse Property
Many of the lots are actually zoned for horses so some lots are larger than others and many have over an acre with fenced property perfect for equestrian properties. Some listings have supply sheds, barns, and larger garages or shops.
Residents are part of the Washington County school district and are assigned to the Diamond Valley Elementary school, the Dixie middle school, and the Dixie high school. The elementary is about 2 1/2 miles away from Winchester Hills and the middle school and high school are about 7 1/2 miles.
Things to Do
Hiking is extremely popular around Winchester Hills. Near the entrance of the subdivision just east of Snow Canyon State Park is a small trail that leads to larger trails of several miles. Elevations are between 100 and 500 feet and take anywhere from half an hour to several hours to complete. Pets are allowed but they need to be on a leash. One interesting tidbit is that the land surrounding Winchester Hills is owned by the Utah School and Institutional Trust Lands Administration and is still open too much exploration. This area was a former training ground for the Army National Guard and a bombing area several decades ago. Hikers are likely to encounter several warning signs but it is also an extremely popular spot for local neighbors who use it for horseback riding, target practice, motorcycle, and ATV writing. There are beautiful peaks to climb, secret canyons, petroglyphs, sand dunes, and trails crisscrossing the entire area.
