SunRiver St George Active Adult Community might be the perfect place for you to call home!  I get a lot of phone calls from people looking for “Del Webb” style communities in the St George area.  St George is not home to a Del Webb community, but we do have SunRiver Active Adult Community!  It’s  a fabulous 55+ active adult community with tons of amenities.

The Sun River St George 55+ Community real estate market improved year over year for the month of July 2019.  Available inventory declined somewhat and prices continue to rise. Sales prices rose 15.74%  over last July and there were only 3 homes priced under $300,000 for sale.  There were 31 homes for sale in SunRiver  July 2019, that’s down 19 from the same time last year!

SunRiver Active Adult Community Home

  There were 18 homes sold in SunRiver during July 2019-

1 home sold for between $200,000-$250,000
2 homes sold for between $250,000-$300,000
3 homes sold for between $300,000-$350,000
4 homes sold for between $350,000-$400,000
4 homes sold for between $400,000-$450,000
4 homes sold for between $500,000-$750,000

For a year over year comparison-


Average Sales Price in July 2019 was $399,456 -in July 2018 it was $341,139. Sales prices increased 15.74% year over year in July. 

Given the volume of sales, there was a 1.86 months supply of SunRiver homes for sale in July which is significantly lower than the last year at this time when there was 3.02 months supply.

During the month of July, homes in SunRiver sold for 97.7% of their original listed price!

There were 31 homes for sale in July which is 19 less than the previous year in 2018. 

Prices are great, although they are rising. There is a shortage of homes for sale in SunRiver priced under $250,000.  Anything priced under $250,000 typically sells within days of being listed.

Interest rates are still great which makes this a wonderful time to purchase a home in SunRiver St George!  It looks like the St George Utah 55+ Communities market remains strong and values continue to rise.

You’d better hurry if you want take advantage of the great opportunities currently available in SunRiver!  According to the developer, they are almost built out, so you want new construction you’d better hurry!
