2021 is still a great time to buy with interest rates low, although inventory of homes is also lower than usual. Let’s take a look at the statistics year over year to see what’s happening and what it costs to purchase a home in SunRiver.

Speaking of hikes, Aspiration Trail is a great, dog friendly hike! The path is scattered with colorful rocks painted by people to express personality and encourage hikers along the way. A United States flag can be seen at the top of the hill and marks the where the trail leads. This trail is 1.8 miles round trip and classified easy/moderate.

For a year over year comparison-
Average Sales Price in December 2020 was $440,966 – in December 2019 it was $411,930.
There were 20 active home listings during December 2020 and 34 in December 2019 so inventory has decreased significantly year over year.
Twenty homes sold in Sun River during Decemeber 2020 and there were 18 sales in December of 2019.
Average days on the market for a home listed in Sun River 55+ Community during December 2020 was 47. There was a 1.02 months supply of inventory in SunRiver during December. Generally speaking, a balanced real estate market has between 4-6 months supply of inventory. This means SunRiver has extremely low inventory right now.
